How to use PayPal to make a payment

  • If you have already have a PayPal account you can simply login to pay your online deposit or full accommodation cost.

  • If you don't have a PayPal account, you can still pay your online deposit or full accommodation cost by manually entering your credit card details online (please click on "pay with a credit card" button)

  • You will need to enter the amount manually, as PayPal does not automatically pre-fill your deposit amount or full accommodation cost. 

  • Please add your Booking Number and Check-In date in the Special Instruction section before completing your transaction.

Your check in date is getting close now, 14 days before arrival you can pay your remaining balance of the first months rent, either via PayPal, credit card or bank transfer.

Check-in Instructions

Please Come to our Main Office to Pick Up Your Key

All guests staying in Akihabara and Nihonbashi need to come to our office in Akihabara to complete check-in before going to your apartment.  

Guest who are staying at our Yoyogi apartments can go to the Yoyogi office for check-in.

Guests staying at Akasaka and Shinjuku can go directly to their apartment, after full payment is confirmed.

If you are planning to arrive after 21:00

Guests who are planning to arrive at the apartment after 21:00 need to prepaid the full accommodation in advance (those who have submitted their a credit card detail, we will pre-charge your credit card for the full amount after 21:00 on your arrival date) if you wish to pay by cash please contact our office in advance to arrange late check-in instructions.

 

Your apartment room key will be left inside your apartment prior to your arrival (access code wil be provided instead for some apartments). Late check-in instructions will be provided to you via e-mail and will also be left on our notice board at our office building as a precaution.

If you are staying at 1/3rd Residence Akasaka or Shinjuku

If you have booked our apartment in Akasaka or Shinjuku, please note there is no physical front desk at the facility. Your accommodation must be prepaid in full prior to your arrival. Check-in instruction and access code will be emailed to you before your arrival.

What is included in the price?

  • Fully furnished apartment including appliances

  • Housekeeping is provided for bookings of 5 nights or more

 

Your apartment is fully self-contained and includes linen, towels, hair dryer. Most of our apartments are equipped with a kitchen including a microwave, fridge, cooktop, kettle and washing machine with dryer.

Note towels will not be changed unless housekeeping is scheduled for your apartment, feel free to use the washing machine to freshen them up if required.

Can we request bedding configuration?

Bedding configuration is pre-determined. A maximum of 1 extra bedding is available as a Japanese futon set and charged at 3,000JPY per night. Limited baby cots are also available at the same pricing of an extra bed, please contact us early to avoid disappointment.

Does my apartment have an elevator access?

Elevator access may be available depending on the apartments selected. Not all our apartments are in buildings with an elevator.

I have booked multiple apartments, are they all in the same building?

We have different type of apartments located in different buildings. If you have booked in the same area but different type of apartments, please contact us to confirm locations.

Do your apartment have Wifi internet?

All our apartments are connected with high-speed Wi-Fi access. Unlimited data usage and no restriction on the number of devices.

Is there a car park available?

Unfortunately, we do not have parking facilities. There are many public parking facilities available near our apartments. Please confirm the terms & conditions with the parking operator.

Is a deposit required?

A 10% deposit will be taken automatically at time of booking to secure your reservation, this will be deducted out of your outstanding accommodation fee.

How do I pay for my booking?

We accept payment by cash or credit card upon arrival.

The following credit cards can be used for payment: VISA, MasterCard, American Express and JCB.

Pre-payment via Paypal and Direct Debit is also available. Please contact us on +81 50 3136 5165

Is a credit card required?

Yes – a credit card must be presented on check-in, a copy will be taken as guarantee. If a credit card can not be provided a security bond of 20,000JPY is required upon check-in. The security bond is refunded on departure subject to verification of no damage to the apartment or any outstanding charges.

What is the cancellation policy?

Your deposit will be refunded in full if cancelled more than 7 days before check-in. Cancellation within 7 days will incur 100% charge of the full accommodation cost.

How do I cancel my reservation?

Your deposit will be refunded in full if cancelled more than 7 days before check-in via the original method of payment. 

What is the check-in and check-out time?

Check-in time is 3pm. Early check-in requests are subject to availability upon arrival. If you require your apartment to be available prior to our 3pm check-in, we suggest you book the night prior to your arrival date to ensure the apartment is ready for your arrival.

Check-out time is 10am. Late checkouts are not available and failure to vacate your apartment at the designated time might incur a late fee. 

Where can I store my luggage?

You are welcome to store your luggage before check-in time at Akihabara Office, Tokyo, Chiyoda-ku, Sotokanda 4-6-10. 

We do not offer luggage storage after check-out.

 

Can I receive mail/parcel or luggage at your serviced apartments?

You are welcome to get mail or luggages delivered to our main office address if the arrival date is within your period of stay. Guests are expected to collect any mail received on their behalf. If a package arrives after your departure, you will have to organise for it to be forwarded to you.

How far are the serviced apartments from the airports?

1/3rd Residence Serviced Apartments Main Office is located at Tokyo, Chiyoda-ku, Sotokanda 4-6-10 and approximately 40 minutes trip from Haneda Airport or 60 minutes trip from Narita Airport by train. It costs about 10,000JPY (including tolls) one way for a Taxi to Haneda Airport.

Our Yoyogi Offices are approximately 40min from Haneda Airport by train and bus or 1h15min from Narita Aiport by train. A one way taxi to Haneda Airport will cost around 12,000JPY from the Yoyogi area.
